Pinehurst Resort and Country Club

Golf, Tennis, Spa & Conference Resort, Real Estate and Country Club ClubResorts (div of ClubCorp): Re-engineered, operated under ClubResorts, Incorporated ClubCorp business plan and Country Club philosophy, developed under ClubCorp Real Estate and Country Club business plan Reese Jones # 7 Golf Course. We were part of overall team that turned this bankrupt resort into a major financial success dramatically improving - Earnings, Cap Rate, Land Values and Overall Position in the Golf Resort World. This project was financed with Corporate funds and upgraded with Equity Capital.

RESULT: Project purchased for $15, million upgraded, added two additional golf courses, reengineered the management, got out of losing businesses. The project is currently worth between $800 million and $1 billion.

Shanty Creek Golf & Ski Resort

Golf, Ski, Conference Resort, Real Estate and Resort Club. Purchased Owned: Used Rural Development Guarantees, Regional Bank, along with Hilton Franchise and Shopping Center approach to reposition this bankrupt resort. We operated, added Arnold Palmer Signature Golf Course & Development along with over 500 Condominiums outsourcing, through Developer. Added Conference Center through Condominium Development program. Reengineered financial position with trust and bank.

RESULT: We, turned this bankrupt resort into a major financial success, sold off real estate assets for a profit then successfully sold the remaining resort to ClubCorp realizing a major profit on the transactions.

Schuss Mountain Golf and Ski Resort (NOW PART OF SHANTY CREEK)

Golf & Ski Resort. Real Estate & Club Re-engineered financial structure by selling pieces to developer partner, selling non-income producing Real Estate and repositioning the product. Operated and added Condominium development through outside developer, added additional golf, added "Schussy Cat" entertainment concept, reorganized financial position with banks, repositioned value and earnings.

RESULT: Successfully reengineered this resort and then merged with neighboring Shanty Creek creating the largest and most successful Ski, Golf and Conference & Development Resort in Michigan. We then successfully sold the 4000 acre complex to ClubCorp.

Barton Creek Resort & Country Club

Golf, Tennis, Spa, Corporate Conference, Hotel and country club & Development. This project was picked up as a management contract after going bankrupt. By repositioning the resort operating strategic plan with the finest Corporate Conference Center talent, upgrading the Country Club and Golf positioning this project was ultimately purchased for 25% of its original value.

RESULT: The project has significantly improved both its CAP Rate and Earnings and is presently positioned as one of finest Golf, Tennis and Corporate Conference Center Resorts in the nation, has doubled in size, added two additional golf courses and is worth over 10 times its purchase price.

The Homestead Resort

Golf, Tennis, Spa, Conference Resort, Country Club & Development. This project used Super Priority Private Corporate Lien capital of ClubCorp to re-engineer its near bankrupt position. The property was in a major deferred maintenance position and hemorrhaging cash. While the value was obvious it took significant capital to upgrade. The owners were unable to adequately refinance. Once the new private capital and operating strategic plan were put in place the resort proceeded to add 48 unit Owners Club and ultimately outsourced the 4,000 acre development property to one of the finest development companies in the nation.

RESULT: The property is now valued significantly higher, is positioned once again as an icon in the resort industry and its CAP rate has significantly improved.

Quail Hollow Resort & Country Club

Golf, Tennis & Conference Resort, Country Club & Development. This property was purchased using the "Trigger Deal" approach to save the write down for a major corporation not focused in the Resort and Club business. This financial re-engineering plan allowed ClubResorts to add the necessary working and upgrade capital to change the strategic operating plan necessary to reposition this overall Golf Resort into a successful Resort and County Club. ClubResorts significantly improved the earnings and following the "Trigger Deal" formula, purchased the property at a price that kept the former owner from taking a write down.

RESULT: This property is a successful Resort and Country Club with a value significantly higher and all the excess property has been successfully developed at a profit.

Methodist College Teaching Resort & Country Golf Club with Leisure Real Estate

We are in the beginning stages of creating the first destination resort and club on a college campus used to train students and take care of Guests, Owners and Members. The College is focused in Professional Golf Management, Professional Tennis Management and Destination Resort and Country Club Management. This resort will feature a double sized kitchen for training, interesting condominium units, a unique golf course, unique tennis courts, learning center and an IACC Corporate Conference Center. Each golf hole would feature a famous golf course architect; each room would feature a unique and famous resort. Leisure Real Estate is part of the training provided by The Center for Resort and Club Business and Resort and Clubs, Inc. would provide the management, marketing and real estate sales.

We are recommending covering 5 blocks of this city with a Denver International type Membrane creating over 200,000 sq. ft. of space to sell Art, Antiques, Fun, Beer & Coffee and Excitement that "Every Guest on I-95 Wants to Visit".

Our current assignment is to assist USA Partners to add "Sports Tourism" to Fayetteville's successful "Military Tourism" business base. While we have introduced the "Big Idea" of - Creating the most successful and Exciting Downtowns in North Carolina we have not yet received this phase of the contract.
