Resorts & Clubs, Inc, and its subsidiary Resort and Club Experiences, have been working with The Center for Resort & Club Business at Methodist University for the past seven years to study how Resorts & Clubs can improve bottom line profits without major capital improvements. We have focused on over 500 Resorts and Clubs and thousands of Resort and Club Experiences around the world. Our purpose was to define how to significantly increase Resort and Club ROI by significantly increasing Return on Experiences - what we call ROE. CAPX, while important, was not our focus. We focus on ways to significantly increase scope, debt of market and profitability of Resorts & Clubs. How - by focusing on maximizing "Personalized Resort & Club Experiences". This leads to increased Repeat Business which is 25% to 125% higher in profit. With repeat business comes Referral Business which leads to more real estate sales (approximately 50% of our Resort & Club business). Happy Guests, Members & Owners leads to higher satisfaction and income for "Experience Partners" which cost 1 to 5 times their annual salary every time your loose an "Experience Partner". All of the above, depending on the individual components of the project, lead to increases in Gross Sales per Occupied Room (GSPOR) which will lead to potentially significant increases in Resort & Club Income & ultimately Resort & Club ROI. The key is - will your team take on the challenge and implement the Experience Business Plan designed for your property? Yes the job is neither easy nor inexpensive however, when compared to adding a new golf course, upgrading rooms, repositioning a restaurant or improving a ski slope the investment is miniscule and the ROI is off the page!!! So why doesn't everyone focus on "Experiences"? Our opinion is that those of us who DID NOT spend our lives in the Franchise Industry (where everything is the same) have been prepared for "The Experience Economy" while the others are seeking the easy way out!!!
